Terms and Conditions
BOOKING YOUR VACATION
To book your accommodation, please contact us to ensure your dates are available. We will collect a deposit and send you a booking form to complete. The lead name on the booking form will be responsible for the full cost of the rental including any amendment, cancellation charges or additional fees incurred.
PAYMENT
The deposit will be taken at time of booking to hold your dates and is non-refundable. The balance is due 4 weeks before your arrival. We accept personal check (US), VISA, Mastercard or money order for payment.
We will collect a refundable security deposit with your final payment. This security deposit will be refunded following your departure so long as no damages or excessive cleaning charges are incurred.
CONFIRMATION
Our contract is made when we receive your deposit and booking form.
CANCELLATION POLICY
If you cancel your booking after 45 days prior to your arrival, we do not guarantee a full refund. We recommend you take travel insurance to cover any possible loss due to unexpected circumstances. In the event of cancellation, the following policies apply:
Anytime after confirmation has been sent - Loss of deposit
45 - 29 days before arrival - 50% of total price (Less deposit already received)
28 - 22 days before arrival - 60% of total price (Less deposit already received)
21 - 15 days before arrival - 70% of total price (Less deposit already received)
14 - 4 days before arrival - 80% of total price (Less deposit already received)
3 days or less - 100% of price (Less deposit already received)
ARRIVAL & DEPARTURE
Keys will be made available immediately upon your arrival.
Check-in is 4pm on the first day of arrival.
Check-out is lOam on the morning of departure.
Early check-in and/or late check-out will be accommodated when possible, but must be requested in advance.
OCCUPANCY
Florida state law prohibits sub-letting, sharing and assigning. Therefore only the persons listed on the booking confirmation form are allowed to stay in the house, any persons not shown on the form may be asked to leave if found in the house by our Management company.
UTILITIES
All rental fees include electricity and water charges. Pool heat runs an additional $125 per week or $25 per night. Please request pool heat at the time of booking since it can take 24 - 48 hours to heat the pool to its optimum temperature. We recommend pool heating between the months of October and April.
INSURANCE
Renters are advised to take out adequate vacation insurance to cover all possibilities such as cancellation, accident, sickness and damage.
LIABILITY
The Owner/Management company does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects caused as a result of the use of the house including pool or spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when using the pool, spa and surrounding area.
COMPLAINTS OR DISSATISIFACTION
In the unlikely event of a complaint during your stay, please contact our Management Company. This information will be provided prior to your arrival.
FORCE MAJEURE
Neither the Owner nor Management company can be held responsible or be liable in respect of loss, damage or changes caused by Force Majeure (eg. Strikes, floods, weather condition, closure of Airport or other events beyond our control).
NO SMOKING POLICY
Please note this property has a No Smoking Policy.
PETS
No Pets allowed in this property.
BUGS/ANTS
Florida is notorious for bugs. This property is sprayed on a regular basis, however, if food is left out on the counter top or on the pool deck this will attract Bugs/Ants. If you do experience problems please contact the Management Company and they will come out to deal with it.
HOUSE RULES:
On departure please remove linen from the beds and place in the washing machine (If you have time when cycle has finished please put in the dryer).
Please remove all food stuffs and place in trash.
Please ensure the trash is put out for collection the night before a collection day (See renters guide for trash collection days)
Please do not move any of the furniture
Do not park on the grass.
If the home is left in an excessively dirty state and the above procedures are not followed, we have no choice but to charge an extra $250.00 for a spring clean.
